Downtown and LoDo (80202) — 12 centres
The deepest cluster in the listing. 17th Street is the financial spine (600 17th Street, with 1550 Wewatta Street towards Union Station), Broadway and Lincoln hold the tower stock (1600 Broadway, Lincoln Street 1660), and the 16th Street Mall and Market Street carry the fitted product (1400 16th Street, 1624 Market Street, 999 18th Street). Rates here span the widest range in Denver, $1.16 to $6.32 per ft² a month, because a bare upper floor and a serviced suite sit in the same postcode.
Denver Tech Center (80237) — 8 centres
South Syracuse, South Ulster, East Union Avenue and South Yosemite Street. This is where the large plates are: 4610 S. Ulster lists up to 5,705 ft², and outside the fitted blocks rates run $1.45–$2.94 per ft². Parking is bundled and light rail runs down the I-25 corridor; the trade-off is that nothing is walkable at lunchtime.
Cherry Creek and Congress Park (80206) — 5 centres
Fillmore Street and Cook Street. Small, high-specification suites for law firms, wealth managers and design practices: 44 Cook Street lists 75–1,378 ft² from $160 a month, and Fillmore Place offers fitted rooms from $680. The most amenity-dense office address per square foot in the city.
Glendale and Colorado Boulevard (80246) — 4 centres
The Galleria South Tower at 720 South Colorado Boulevard anchors the cluster, with South Cherry Street 501 alongside. Rates of $1.75–$4.00 per ft² and units to 2,476 ft² make it the practical middle ground between downtown pricing and Tech Center distances.
RiNo and Five Points (80205) — 3 centres
2301 Blake Street and Park Avenue West 1415. Creative and tech tenants: 517–5,597 ft² at $2.67 on Blake Street, and fitted rooms at $4.51–$6.50 at Park Avenue West.
The outer ring
Central Park/Northfield (8354 Northfield Boulevard), Lakewood (200 Union Boulevard, from $130 a month), Lone Tree (9233 Park Meadows Drive), the South Broadway corridor (South Broadway 5601), plus Louisville, Longmont and Fort Collins for teams living north and west of the city. These carry the cheapest cash rents in the catalogue and the shortest commutes for suburban staff.
