The cheapest rates per ft²
The lowest rate on the board is $1.16 per ft² a month at 600 17th Street, Suite 2800, where units run 129–840 ft² for $150–$2,380. Close behind: 4643 S. Ulster Street, 8th Floor from $1.45 (97–807 ft², $140–$2,370); South Broadway 5601 and the Wells Fargo Center suite on South Lincoln Street from $1.51 (86–1,313 ft², $130–$2,900); 44 Cook Street from $1.66; and 1600 Broadway, Suite 1600 from $1.67.
The cheapest monthly cheques
If your constraint is cash rather than rate, the entry point across Denver is $130 a month. That buys 43 ft² at 200 Union Boulevard in Lakewood or at Denver Place, 999 18th Street, and 86 ft² at South Broadway 5601. The next steps up: $140 for 97 ft² at 4643 S. Ulster and at 17th Street 2420, $145 for 65 ft² at 7535 East Hampden Avenue, $150 at 600 17th Street and 1400 Sixteenth Street, $160 for 75 ft² at 44 Cook Street.
Where the discount comes from
Three patterns explain almost every low rate in Denver. Older downtown towers with large plates discount to fill upper floors — that is the 600 17th Street and 1600 Broadway story. Tech Center buildings on South Ulster and East Union price against abundant suburban supply and bundled parking. And small internal rooms without windows carry the lowest cash rents in any building, which is why $130 units turn up inside otherwise mid-priced centres.
What you give up
Below $2 per ft² you are generally taking unfurnished space, an older lift core, or an internal suite. Budget for furniture and cabling, and check HVAC hours — running air conditioning outside 8am–6pm is a common extra charge in Denver's older stock. Also confirm whether parking is included: downtown it rarely is.
The flexible alternative
Weigh any cheap private suite against a coworking desk at $385 or a business address at $110. For one or two people the shared products almost always win once you count furniture, internet contracts and cleaning. A cheap lease only becomes genuinely cheap at about four people and up.
