Serviced Offices in Denver: Prices, Sizes and When They Beat a Lease

Serviced Offices in Denver: Prices, Sizes and When They Beat a Lease

A serviced office is a furnished, staffed suite taken on a short agreement — one invoice covering rent, fit-out, internet, reception and cleaning. In Denver the format is available in all 46 business centres we list, and it explains why some asking rates in the catalogue look high per square foot.

What you pay

Fully fitted floors in Denver price flat at $6.32 per ft² a month — the rate at 16 Market Square (1400 16th Street), Fillmore Place at 100 Fillmore Street, DTC Corporate Center III at 7900 East Union Avenue and 8354 Northfield Boulevard. Units there run 108 to 969 ft², or $680 to $6,120 a month. A second tier sits at $5.15 per ft² — 4600 South Syracuse and 250 Fillmore Street — where 161–969 ft² costs $831 to $4,986 a month.

Why the per-ft² rate is the wrong comparison

A conventional Denver suite at $2.45 per ft² looks like half the price, but the tenant then funds partitions, furniture, cabling, a phone system and a build-out period with no revenue. On a 500 ft² suite the serviced premium is about $1,900 a month; a modest fit-out of the same space rarely comes in under $40,000, plus two to three rent-free months of build time. Over a two-year horizon the serviced route usually wins on total cost.

Sizes that work

The serviced band in our listing starts at 108 ft² — two desks — and the practical ceiling is around 969 ft², enough for ten to twelve people. Above that a conventional plate is better value: 4610 S. Ulster offers up to 5,705 ft² at $2.13–$2.76 per ft², and 2301 Blake Street up to 5,597 ft² at $2.67.

What to check before signing

Ask what the headline rate excludes. Meeting rooms in Denver centres book from $120, mail and registered-address services from $110, and several operators charge separately for after-hours HVAC and extra parking stalls. Confirm the notice period too — 30, 60 or 90 days changes the real cost of flexibility more than the monthly rate does.

Who it suits

Denver's serviced demand comes from three groups: out-of-state companies opening a Colorado office, professional-services teams of two to ten, and project offices with a fixed end date. If you are any of those, the format removes the two things a lease cannot — capital expense and exit risk.
